Student Accommodation in Edinburgh

Edinburgh is a prominent city in Scotland and the university is well respected that ranks highly and because of this attracts a lot of students and therefore student accommodation!

In 2021, Edinburgh University is ranked 30th in the world and has over 30,000 students which are staggering. Another interesting fact is that 42% of the students are international students. The source of this information is from Times Higher Education.

However, the University of Edinburgh isn’t the only university in Edinburgh, there is also Edinburgh Napier University, Queen Margaret University, and Heriot-Watt. Edinburgh Napier is a much younger university that is focused more on arts & media, business, and computing, engineering, biosciences, and healthcare. Heriot-Watt University is more dedicated to the sciences and has international campuses in places like Dubai and Malaysia!

Queen Margaret university is based to the east of the city centre and little bit to the south!

To show where they all are, I have put a picture below to show the universities and campuses. If you are staying somewhere like Heriot-Watt, Edinburgh Napier, and Queen Margaret, most students will predominantly stay in either university-owned or managed or student housing because of the location!

This means that hypothetically there are over 50,000 university students in Edinburgh from all three universities and as for student accommodation it’s going to make it a hotspot for landlords and big student accommodation providers.

Private Student Accommodation in Edinburgh

In this section, I normally look at student accommodation that isn’t owned or managed by the university and is called purpose-built student accommodation.

This type of student accommodation comes with a lot of extras included in the rent, some of these are:

  • Accommodation manager
  • On-site maintenance
  • Social events
  • Bills included
  • Study rooms, cinema and games rooms
  • Free breakfasts
  • Bikes to use

This isn’t an exhaustive list and there is far more you can get in this type of student accommodation, however, all this is more expensive than the student housing that you will find in Edinburgh.

All the student accommodation is based around the city centre and the city centre campuses. Most of the student accommodation will serve the University of Edinburgh as that is the largest and has the most students.

All the accommodation is within walking distance to the train station, however as an international student flying in to Edinburgh, you will need to either get the train or a taxi to the city centre!

Student Housing in Edinburgh

Due to the population of students in and around Edinburgh there is a lot of student housing in the city. For this article I am going to focus in and around Edinburgh itself because that will have more areas, whereas the universities that are on the fringes, most of the student accommodation is around the university and much less to choose from.

Most students who search for student housing in Edinburgh start searching in late November and early December, some will book then and others will wait until new year. There is a realtively small amount of really good quality and valuable student housing in Edinburgh.

There is enough good student accommodation in the area, however, all the best houses do get booked up quickly for the fear of missing. This then leaves the average and below average accommodation left.

As a student where are the best places to live in Edinburgh:

  • City Centre
  • Fountainbridge
  • Haymarket
  • Old Town
  • New Town

The city centre is most expensive and then Fountainbridge sits just outside the city centre. You can easily be in and out of the city!

Haymarket is one of the most popular areas as it has that balance of cost and commute! However, if you after the true Edinburgh experience, the old town is full of interesting architecture! New town is fast becoming a popular area because of all the great spaces.

It is important to note here that Scotland and England have different laws when it comes to student housing and in particular HMO’s (Housing of Multiple Occupation).
